U.S. Mortgage Applications Rose in the Latest Week

Mortgage loan applications rose 3.7% (-36.8% y/y) in the week ended April 21, following a decline of 8.8% (-44.1% y/y) in the week ended April 14. Even with the latest weekly increase, applications remain near their lowest level since early 1997. These data are from the Mortgage Bankers Association's (MBA) Weekly Mortgage Applications Survey.

Purchase loan applications rose 4.6% (-28.0% y/y) in the week ended April 21, after a decrease of 10.0% (-36.4% y/y) in the week ended April 14. Applications to refinance an existing loan rose 1.7% (-50.8% y/y), following a drop of 5.8% (-56.0% y/y) the week prior.

The percentage of applications for refinancing an existing loan eased to 26.8% in the week ended April 21, down from 27.6% in the week ended April 14. The percentage of applications had not been this low since the week ended November 25, 2022. The percentage of applications for an ARM loan rose to 6.7 % from 6.3% in the prior week.

The effective interest rate on a 30-year fixed-rate loan rose to 6.73% in the week ended April 21, up from 6.61% in the week ended April 14 and 6.46% in the week ended April 7, but still below the 7.02% high at the beginning of March. The effective rate on 15-year fixed-rate mortgages rose to 6.17% in the week ended April 21 from 6.06% in the prior week. The rate on 30-year Jumbo loans increased to 6.55% from 6.43% the prior week. The rate on a 5-year ARM rose to 5.90% from 5.83% the prior week.

The average loan size eased 1.2% (-2.2% y/y) to $384,600 in the week ended April 21. The series high of $401,900 was reached in the week ended May 6, 2022. The average size of a purchase loan declined 1.4% (-3.9% y/y) in the latest week to $431,600. The average loan size to refinance an existing mortgage dropped 2.2% (-11.4% y/y) to $256,700.

The Mortgage Bankers Survey covers 75% of all U.S. retail residential mortgage applications and has been conducted weekly since 1990. Respondents include mortgage bankers, commercial banks, and thrifts. The base period and value for all indexes is March 16, 1990=100. She holds an undergraduate degree in economics from the Universite Catholique de Louvain and graduate degrees in economics from the University of New Hampshire (MA) and the London School of Economics (PhD abd).
