U.S. Existing Home Sales Are Little Changed in May

Sales of existing homes posted a 0.2% increase in May (-20.4% y/y) to 4.30 million units (SAAR) from 4.29 million units in April, revised from 4.28 million. Sales remained up from the January low of 4.00 million. The Action Economics Forecast Survey expected April sales of 4.25 million units.

Single-family home sales eased 0.3% (-20.0% y/y) to 3.85 million units after falling 3.3% to 3.86 million in April. Sales remained 34.2% lower than the high of 5.85 million in October 2020. Condo and co-op sales rose 4.7% (-23.7% y/y) to 450,000 after falling 2.3% in April. Sales have fallen 40.0% from the January 2021 high of 750,000.

Sales were mixed m/m across the country. Sales in the West rose 2.6% (-25.5% y/y) to 790,000 last month following sharp declines in each of the prior two months. Sales in the South rose 1.5% (-16.5% y/y) to 2.02 million after falling 2.9% in the prior month. In the Midwest, sales slid 2.9% (-20.8% y/y) to 990,000, off for the third straight month. Sales in the Northeast weakened 2.0% (-25.4% y/y) to 500,000 after a 1.9% April decline.

The number of existing homes for sale (NSA) rose 3.8% (-6.1% y/y) to 1.08 million in May after rising 7.2% in April. The supply of homes on the market (NSA) rose slightly to 3.0 months at the current selling rate, significantly higher than the record low of 1.6 months reached in January, 2022. These figures date back to January 1999.

The median price of an existing home (NSA) rose 2.6% (-3.1% y/y) to $396,100 following a 2.8% April increase. They were 4.3% below the June 2022 peak of $413,800. Prices rose last month in each region of the country. The median price of an existing single-family home rose 2.8% (-3.4% y/y) to $401,100 while the price of existing co-ops and condos rose 1.8% (-0.0% y/y) to $353,000.

  • Prior to joining Haver Analytics in 2000, Mr. Moeller worked as the Economist at Chancellor Capital Management from 1985 to 1999. There, he developed comprehensive economic forecasts and interpreted economic data for equity and fixed income portfolio managers. Also at Chancellor, Mr. Moeller worked as an equity analyst and was responsible for researching and rating companies in the economically sensitive automobile and housing industries for investment in Chancellor’s equity portfolio.   Prior to joining Chancellor, Mr. Moeller was an Economist at Citibank from 1979 to 1984.   He also analyzed pricing behavior in the metals industry for the Council on Wage and Price Stability in Washington, D.C.   In 1999, Mr. Moeller received the award for most accurate forecast from the Forecasters' Club of New York. From 1990 to 1992 he was President of the New York Association for Business Economists.   Mr. Moeller earned an M.B.A. in Finance from Fordham University, where he graduated in 1987. He holds a Bachelor of Arts in Economics from George Washington University.
